Laredo is the county seat of Webb County, on the Rio Grande across from Nuevo Laredo, and one of the busiest trade crossings on the U.S.-Mexico border. Much of the area's manufactured housing is outside city limits, in subdivisions and colonias where water, wastewater and platting history vary a lot. Inside the city, parks tend to be older properties near the main trade corridors.
According to the ACS 2020–2024 5-year estimates, Laredo has 6,357 mobile home units (±674). Out of 84,111 total housing units, that works out to 7.6%, above the Texas rate of 6.4%.
Webb County as a whole has 7,105 mobile homes, or 8.1% of its housing, and Laredo ranks #6 out of 1,863 Census places in Texas by mobile home count. The same table also counts 126 housing units in Laredo classified as boat, RV or van, a sign of the area's RV and seasonal market.
On population, Census estimates (Vintage 2025) show Laredo grew from 255,212 at the 2020 base to 269,515 on July 1, 2025 (+5.6%).

Every sale is different, but the same handful of situations come up again and again when Laredo park owners call us.
You don't need a perfect park to get an offer from us. In Webb County, we look at:
Selling a park to us takes four steps, and you control the timeline.
Use the form on this page or call us. Basic details are enough to begin; rent rolls and P&Ls help but aren't required.
We verify the lot count, occupancy, utility setup, liens and home titles. If we need documents, we tell you exactly which ones.
The offer is as is, with no financing contingency. Take your time with it; there's no pressure and no obligation.
We close through a title company or closing attorney, typically in about 28 days, or later if you prefer, and we cover the closing costs.
In Texas, a manufactured home is personal property unless it has been converted to real property, and ownership is recorded with the Texas Department of Housing and Community Affairs (TDHCA) Manufactured Housing Division on a Statement of Ownership. Any park-owned homes in the sale need clean TDHCA records. Parks that supply their own water to 15 or more connections, or to 25 or more people, are public water systems under TCEQ rules, so we review those records too.
